West U is small, dense, and almost entirely rebuilt. The 1920s and '30s cottages the neighborhood started with have largely given way to two- and three-story houses that fill their lots out to the line the city allows. What remains of the original stock is either carefully kept or waiting its turn.

West University Place is not part of Houston. It has its own building department, its own inspectors, and its own rules, and it has a reputation among builders for enforcing them.
