There is no typical Montrose house. A single block can hold a 1920s bungalow, a 1940s fourplex, a large old house cut into apartments decades ago, and a row of townhomes finished last year. The work follows the same range: careful renovation of the old ones, full rebuilds of the ones too far gone, and finish-level work in new construction.

Matt Baker Contracting is based in Montrose. That is not a line of marketing — it changes how the work runs. We know which streets cannot take a dumpster, where a crew can park without creating a problem, which blocks sit inside protected historic districts, and how long the city has actually been taking on this side of town.

On a neighborhood this tight, that is worth considerably more than it sounds.

The lot is the constraint

Montrose lots are narrow and close together. There is frequently nowhere to stage materials, nowhere to set a container, and a neighbor's wall a few feet from where the crew is working. Parts of the neighborhood are protected historic districts, where a change to the exterior needs design approval before a permit is issued.

Staging gets planned like any other part of the build. Deliveries scheduled, materials sequenced so they are not sitting on the street, the site swept at the end of the day. On a Montrose block that is the difference between a six-month project and a six-month problem with the neighbors.

Through the city's inspections and into a final walkthrough — punch list closed out before we call it finished.
