Memorial has the thing the inner loop does not: room. Deep lots, mature pines and oaks, and houses built between the 1950s and the '70s on a scale that still works, now a generation past their last real update. The projects here run larger in every sense — whole-home renovations, significant additions, and outdoor living built to actually get used.

Several city halls, one name on the map

“Memorial” covers a stretch of west Houston that contains a number of independent cities — Piney Point, Hunters Creek, Bunker Hill, Hedwig, Spring Valley among them — sitting alongside neighborhoods that are straightforwardly City of Houston. Each village runs its own permitting, and their submittal requirements, review times, and inspections differ from Houston's and from one another's.

Two houses a mile apart can be two entirely different processes on two different calendars. The first thing we confirm on a Memorial project is which one you are in.

Trees, drainage, and the things that quietly stall a job

The lots are the reason people buy in Memorial, and they carry requirements of their own. Several of the villages protect mature trees, which affects where an addition can go and how a crew is allowed to work around a root zone. Drainage gets real scrutiny once a footprint grows.

These are planning problems, not construction problems. Settled before design, they cost nothing. Discovered during review, they redraw the plan and move the schedule — which is how a Memorial project loses a season.
