How do Houston flood zones affect a new build?
Building in Harris County requires careful attention to flood plain regulations updated after 2018. If your lot falls within a 100-year or 500-year flood zone, city ordinances require the lowest floor be elevated at least two feet above the 500-year flood elevation. We coordinate with engineers, surveyors, and city permitting officials to ensure your foundation, floor elevations, and drainage comply while maximizing usable living space.

Houston's heat, humidity, and storm exposure demand more than a standard build. We routinely incorporate impact-resistant windows, variable-speed HVAC with whole-home dehumidifiers, closed-cell spray foam insulation, elevated foundations, deep covered outdoor spaces, and whole-home standby generators. These aren't luxury add-ons in this climate — they're practical investments that protect your home and your comfort long-term.
What happens during pre-construction?
The months before breaking ground are often the most critical. Pre-construction includes site evaluation and soil testing, architectural design and blueprints, permitting and municipal approvals, and detailed budgeting with all material selections locked in. A thorough pre-construction phase is what separates builds that stay on schedule from ones that don't.
